NYC rental application software for agents
AppWiz replaces the email thread, the shared drive, and the 300-page PDF. An AI wizard walks your client through the building’s real rental application — collected, AI-checked, SSN-redacted and e-signed — and the finished package opens as one live document you mark up and share with everyone on the deal.
Free for agents. Sign up and send your first deal in under a minute.
Why NYC agents run rentals on AppWiz
Everything that makes a rental deal painful — gathering documents, holding sensitive financials, and losing the package to an email thread — handled in one place.
Free for agents during the beta
Send as many applications as you need while AppWiz is in beta — no credit card, and plenty of notice before any paid plan starts. Your applicants never pay a thing.
Stop chasing documents
The wizard asks your client for exactly what the building requires. AI flags missing or invalid documents before submission — not after the landlord opens the package.
Keep SSNs out of your inbox
Social Security and account numbers are auto-redacted on upload. Files live in encrypted storage behind short-lived signed links and are deleted 30 days after a decision.
The building’s real application, filled online
Your client completes the building’s actual application form in the browser and e-signs. No printing, no scanning, no PDF stack to assemble by hand.
Work the package with everyone on the deal
The finished application opens as one live document you can mark up. Share it with your co-agent, the landlord or the property manager as Viewer or Editor, and decide together — no forwarded PDF stack, no “v3_FINAL”.
Any NYC building, no setup call
Search for the building and send the link. If it isn’t on AppWiz yet, add or claim it on the spot with a standard NYC rental checklist you can tailor.
Everything a rental deal needs, in one place.
An AI wizard gathers the documents, AppWiz assembles the package, and your team works it live.
An AI wizard gathers the documents
Your client gets one link and is asked for exactly what the building requires — nothing more.
- The building’s checklist, step by step, on a phone or a laptop
- AI checks every document before submission and flags a wrong file the moment it lands
- SSNs and account numbers redacted on upload; the building’s own form filled and e-signed in the browser
SSNs are redacted the moment a document lands — automatically.
The package compiles itself
Everything submitted becomes one PDF, assembled the way a landlord expects to read it.
- Cover sheet, contents page and bookmarks, with an AI summary up front
- Drag a section or delete a page and the contents, bookmarks and page numbers rebuild
- Every download is logged with who pulled it and when
- Cover sheet1
- Summary2
- Photo ID3
- Pay stubs (last 2)4
- Bank statements7
- Rental application · signed19
Work it live with your team
Open the package with your co-agent, the landlord or the property manager — notes, highlights and redactions land on the page they are about.
- See who is in the package and where; marks arrive as they are saved, and nobody overwrites anybody
- Pin a comment to the exact line, reply in the thread, resolve it when it’s handled
- Add people by email as Viewer or Editor, and decide separately who can approve or deny
- Editordana@westsiderealty.comCan approve or deny
- Editormarisol@parkviewmgmt.comCan approve or deny
- Viewercounsel@hlbfirm.com
Restricted — only the people listed here can open this package. The link won't work for anyone else.
Compare applicants side by side
Every open application in the building, in one table.
- Income, assets and housing cost as each applicant stated them
- Highest and lowest marked, nothing ranked or scored
- Same-unit applications grouped first, each one click from its full package

From one link to a decision.
The AI wizard does the collecting. Everyone on the deal does the deciding.
Send your client a link
Pick the building and send a personal link — the checklist is already loaded.
An AI wizard gathers the documents
Your client is asked for exactly what the building requires; SSNs are redacted and every document is AI-checked before they can submit.
Mark it up and bring people in
The package arrives as one live document. Mark it up, then share it — Viewer or Editor, per person.
Decide together, in one place
Approve, deny or send it back, from whoever gets there first. Everyone with access sees the decision.
Questions, answered.
The things NYC rental agents ask before sending their first deal.
Is it really free?
Yes — free for agents and property managers while AppWiz is in beta, with plenty of notice by email before any paid plan starts. Applicants never pay.
Does the building need to be on AppWiz already?
No. Search for it when you start a deal; if it isn’t set up yet, add it on the spot with a standard NYC rental checklist you can tailor.
What happens to my client’s sensitive documents?
SSNs and account numbers are redacted on upload. Files are encrypted, open only through short-lived signed links for authorized reviewers, and are permanently deleted within 30 days of a decision.
Who can see my client’s documents?
You, and only the people you share the package with — each at a level you choose (view or edit) and can revoke at any time. Being on a building’s team never opens a package by itself. Every download of the package is recorded in an audit log with the downloader’s email and the time.
What happens to the documents after the decision?
They are permanently deleted 30 days after a final decision — approval, denial or withdrawal. An application nobody opens or changes for 30 days is deleted too, after you and the applicant are warned a week ahead. There is a downloadable one-page security overview you can send a client who asks.
Do my clients need to create an account?
They open the one link you send and are guided through each step — uploading, filling the form, e-signing. It is built to be the easiest part of the deal for them.
Can I bring other people onto a package?
Yes. Add anyone by email — a co-agent, the landlord, the property manager, an attorney — as a Viewer or an Editor, and decide separately whether they can approve or deny. Several people can be in the package at once, and their marks merge rather than overwrite. There is no “anyone with the link” mode.
What about co-op and condo board packages?
AppWiz is built for NYC rentals today. Co-op and condo board packages — REBNY financial statements, purchase applications, and the full board flow — are coming soon.
